Are you tired of your real estate leads going straight to voicemail? In 2024, this issue is more prevalent than ever, but don’t worry – there are effective strategies to turn those silent leads into successful appointments. As someone who has been training real estate agents and inside sales teams for nearly 30 years, I’ve seen it all. Here, I share my insights on this challenge and offer actionable solutions.
The Problem
In today’s market, you might find that despite spending time, money, and resources to generate leads, many potential clients aren’t picking up the phone. This can be incredibly frustrating, especially when you’ve put in so much effort to capture their interest.
The Solution
I suggest a two-pronged approach to tackle this issue:
- Manual Conversion System:
- Immediate Follow-Up: Call the prospect as soon as they request information. The sooner you reach out, the higher the chances of connecting with a motivated prospect.
- Caller ID Personalization: Ensure your caller ID appears as a local number and your personal name. Prospects are more likely to answer a call that looks personal rather than one that seems like a telemarketing attempt.
- Double Tapping: If a call goes to voicemail, hang up and call back after 30 seconds. This increases the chances of the prospect answering the phone on the second attempt.
- Persistent Follow-Up: Call several times on the first day, and then regularly over the following days. Persistence pays off.
- Automated Conversion System:
- CRM Integration: Set up your CRM to automatically send regular emails and text messages to all leads. This continuous, automated follow-up keeps you on the prospect’s radar.
- Compelling Offers: Craft offers that are highly beneficial to your prospects. Examples include access to off-market properties, hard-to-find deals, or exclusive listings. Make sure each message has a strong call to action, encouraging the prospect to reach out.
The Importance of Content
The success of automated messages depends on the content. It’s not just about sending emails or texts; it’s about what you say. Offers should be enticing and provide clear value to your prospects.
